CMA (Comparative Market Analysis) is not an appraisal and should be referred to as one.
CMA is an estimate of the probable selling price of a property expressed as a price range.
The CMA is not the only factor in determining listing price. It is a guide for the home seller to see the active and sold competition and is used to help determine a listing price.
CMA process analyzes:
the subject property.
the subject neighborhood.
local and regional market information and trends
properties similar to—comparable to—the subject property
Benefits of a CMA
For sellers, it will give an objective information about the home's value and are protected from undervaluing their home.
For buyers, it will help them not lose the home they really from low offers and they will be less likely to encounter problems obtaining a mortgage because the house appraises below the offer price.
In addition to presenting you the CMA, I will also touch on the current real estate market and the absorption rate.
SELLER’S MARKET:
High demand for homes and few homes on the market pushes
prices upward.
BUYER’S MARKET:
Low demand and many homes of the market lets prices fall
or flatten.
Absorption Rate is the rate at which homes sell in an area over a time period.
