First, I would like to welcome you to Guam!
Guam is an island territory with one of the most gorgeous beaches and I shouldn't forget to mention the sunsets! I am so excited for you to find your new home a way from home. In this post I will note some steps to help ease your transition and in finding your rental home on Guam as a military service member.
Get your orders stamped.
Guam is considered an overseas location by the military so you will be getting OHA instead of BAH.
To get your OHA started you will need to see the housing office for briefings and they will give you documents needed to be signed.
Housing office will also need you to attend AOB (area orientation brief) before you can move in to a home.
As your real estate agent, I will give you access to the MLS portal so you can see what properties are listed in the market. We will be doing our showings according to your price range and preferences.
Before showing, please do tell if you have a transportation or will be needing one. We cannot get anywhere on Guam without a vehicle.
The units we will be seeing will already have the basic appliances such as washer, dryer, stove and refrigerator. If the unit isn't validated by housing, it will need to be inspected and approved by housing before you sign the lease.
Once you have chosen a unit, we will need to fill out the rental application to be turned in along with your ID. I will also draft the proposed lease to be taken to housing to start the process for your OHA.
I will then go over the proposed lease with you and submit it to the landlord's agent or representative for approval.
Once the landlord accepts the proposed lease, the validation forms will be provided which will need to be taken to the housing office. They will then provide us with an inspection time and date for the validation of the unit. (If the unit is already validated, given that you have attended the orientations required by housing, we can have you move in right away.)
Once the unit is validated, the lease with the updated dates can be signed. Also, take this time to prepare your move in funds. Move in funds are the security deposit and first month's rent. These are payable through cash, money order, personal check or wire transfer. If you have USAA, there is no ATM on Guam. You can pay through paypal/zelle if it's an option with the landlord or purchase a money order at the post office in these locations:

The signed lease by both parties will be used to transfer utilities if needed.
Utilities can be transferred in in the following location.
Power & Water: Julale Center 424 W O'Brien Dr, Hagåtña, 96910, Guam
Power & Water: 578 North Marine Corps Drive, Tamuning, 96913, Guam
Power & Water: 688 Route 15, Gloria B. Nelson Public Service Building, Mangilao, Guam
Trash: 546 N Marine Corps Dr, Tamuning, 96913, Guam
Wifi/Internet Service: GTA/Docomo/IT&E located inside the BX or NEX
Once the utilities are transferred, please turn in the receipts to me, your Realtor or the landlord's representative, along with the move in funds prior to move in.
As mentioned on the lease, we will need to do the move in inspection to be signed by you and the landlord.
